LSM Genesis Management Services Ltd (the owner of this site - "we" or "us" or "our" or "Holiday Rental Cyprus")


These terms and conditions govern bookings for the listed properties. When you make a booking you guarantee that you have the authority to accept, and do accept, for and on behalf of all your party members, the terms of these booking conditions. We require a signed booking form showing all requested details for all the people in your party. A contract will exist between yourself and Holiday Rental Cyprus upon the issue of our confirmation invoice.
We are a wholly independently owned company; all villas and apartments on offer on our site are owned by private individuals. In the event of the required accommodation becoming unavailable, through no fault of our own, all deposits will be reimbursed in full or a suitable alternative may be offered. No compensation will be offered by Holiday Rental Cyprus.
When you confirm your booking, we require a non refundable deposit of 25% of the total booking price with the remainder to be paid at least six weeks prior to your arrival.
A security bond of 300.00 to 500.00 Euros (dependant upon property) must be paid at least 6 weeks prior to your arrival and will be returned (providing no damage etc) no later than 15 days after your departure date.
Please note that Holiday Rental Cyprus does not accept same sex parties, or if all members are under the age of 25 unless by prior agreement.
It is your responsibility to ensure that you and the members of your party do not behave in a way which causes offence or danger to others or which risks damage to the property or belongings to others. In such circumstances Holiday Rental Cyprus have the right to terminate arrangements made on your behalf, in which case our responsibility to you ceases immediately and there can be no refunds, no payments of compensation and no reimbursement of any cost or expenses you may occur as a result. Further, you will be liable to reimburse Holiday Rental Cyprus for any expenses whatsoever we incur as a result of your behaviour.
Our properties are made available for letting on the understanding that the property will be left clean and tidy at the time of checkout and all personal waste must be removed from them. The occupancy and use of a property rented from Holiday Rental Cyprus is subject to conditions of fair use. We accept fair wear and tear to the property, its furniture, equipment, fixtures and fittings. Please refrain from putting paper and other items in the W.C’s – this may cause serious sewage blockage and the cost to unblock will be charged to you and it will be taken from your security bond.
All properties operate a strict NO SMOKING policy. Should we need to clean curtains etc to remove the smell of cigarette smoke after your departure, you will be charged and it will be taken from your security bond.
A weekly allowance of  electricity is included in the rental price which should be adequate provided the air conditioning units are used correctly. The electricity meter is read before your arrival and the reading left in the property for your records and on your departure date we will read the meter again and check the use-age. It is the tenant’s obligation to check the meter reading is correct. If you use more than the allowance then you will be charged  per kwh for the additional use-age and this will be deducted from your breakages bond. The air conditioning units must only be used whilst you are in the property, with all the windows and doors kept closed. The units must be run with temperatures no lower than 26 degrees. Under no circumstances must the units be left on continuously whilst the property is unoccupied. Charges may be levied if this occurs. Should the unit fail to operate, Holiday Rental Cyprus cannot be held responsible for any loss of use during your stay but will try to repair or replace the unit as soon as possible. Please refrain from using immersion heating for more than one hour continuously.
However, any damage above and beyond that which may normally be considered to be fair wear and tear caused and carried out by the occupant(s) or by guests of the occupant(s), will be deemed to be the responsibility of said occupant(s) and financial compensation will be sought. 
To avoid losing the security bond we advise guests that they should refrain from sitting on furniture in wet swim wear / sun tan lotion etc. Please remember to treat the accommodation with respect so that others may enjoy the facilities provided. Ensure all rubbish is removed from the property and the property is left in a good and tidy condition.
The property cannot be sub let to any other persons other than those on the original booking form. 
Only persons named on the booking form shall be allowed to occupy the accommodation and in no circumstances can the maximum number of persons stated on the web-site be exceeded.
You are responsible for ensuring that you are in possession of all necessary travel documents and that they are valid.
Arrivals and Departures
To ensure the property is at an acceptable level of cleanliness, cleaners must be afforded time to sort the accommodation. Therefore, you may not arrive at the property earlier than 15.00hrs on the day your rental period begins. The property must be vacated by 10.00hrs on the day of departure. A request may be considered for a late departure or an earlier arrival subject to our discretion.
When making enquiries or a reservation you must take into account that your flight may arrive in the early hours of the morning or late the previous evening. In which case, if you require immediate access to the property, you should add a night to your rental period. Upon communication with Holiday Rental Cyprus or the property owner you will be given a four digit security code which opens a key safe box outside the front door of the holiday property. You will be met by a representative from Holiday Rental Cyprus the following working day. Equally, your departing flight may leave later in the day or early the next morning, in which case, if you need use of the property until then, you should add another night to your rental period. Extra nights are calculated simply by dividing the weekly price by 7.
Throughout our web site, our property rental prices are presented on a ‘Per Week’ basis. This is purely for the convenience of our customers. The term ‘Per Week’, in the context of our rental rates, means a period of seven nights and not a calendar week or any other interpretation of the terms.
In consideration of the fact that the company acts only as a booking agent, the company takes no liability whatsoever for any aspect of the arrangements and, in particular accept no liability for any loss, personal injury / illness or death however occurred. Travel insurance is therefore strongly recommended. Even though the bulk of our rental properties have a safe installed, any valuables left at the property, are left at your own risk. We are not responsible for any loss, therefore please ensure all doors, shutters, windows are closed and locked when leaving the property. If anything is left behind on departure, items will be sent to you at cost.
We shall not be liable for any loss, breach or delay due to any cause beyond our reasonable control, including though not limited to Force Majeure as stated in the cancellation paragraph.
If, after our confirmation invoice has been issued, you wish to change your travel arrangements in any way, for example your chosen departure date, any possible changes made are subject to availability and we will do our utmost to make these changes, but it may not always be possible. All requests for changes must be made in writing from the person who made the booking; at no time can you change your chosen accommodation.
You or any member of your party may cancel your booking arrangements at any time. Written notification from the person who made the booking must be received at our office. Since we incur costs in cancelling your booking arrangements, you will have to pay the applicable cancellation charges up to the maximum shown.
At any time – Loss of full deposit
If you cancel within 120 days to 60 days prior to your arrival date - 25% of total rental price.
If you cancel within 59 days to 30 days prior to your arrival date - 50% of total rental price.
If you cancel within 29 days or less you will be charged the full rental price.
It is unlikely that we will have to make changes to your travel arrangements; but as we plan the arrangements many months in advance, occasionally we may have to make changes and we reserve the right to do so at anytime. Most of these changes will be minor and we will advise you of them at the earliest possible date.
We reserve the right in any circumstances to cancel your booking arrangements. In the unlikely event that we do have to cancel your holiday, for whatever reason and/or due to circumstances beyond our control (such as breakdown of essential services, owners cancellation of contract with Holiday Rental Cyprus, supply of electricity, blocked drains or the like), we will endeavor to offer you alternative accommodation of a similar or higher standard, subject to availability. If the alternative offered is not acceptable, we require confirmation of this in writing and we will gladly refund the total payments made.
Force Majeure
This means that we will not pay you any compensation if we have to cancel or change your travel arrangements in any way because of war, terrorism, riot, industrial dispute, terrorist activity, natural or nuclear disaster, fire, adverse weather conditions or any other unforeseen circumstances that may amount to Force Majeure.
If you have a complaint during your stay; please inform us as soon as possible at our head office in Protaras and we will of course endeavor to correct matters promptly. If your complaint is not resolved locally please write to us within 28 days of your return.
Property Descriptions
The descriptions and information contained on the web-sites are personally written by Holiday Rental Cyprus, and are made in good faith. It is possible that changes in facilities or a mistake in description may occur without our knowledge. In this event we will endeavor to inform you of any changes, once known, but cannot be held responsible for any inaccuracies in our advertising. Details of the sleeping accommodation are contained in our descriptions. Water and electricity supplies are often not as reliable as in the UK, interruptions of supply occur. We cannot be held responsible for these supplies or any other lack of facilities beyond our reasonable control. The Company has taken all reasonable care in making the booking arrangements for accommodation offered on the website. All properties are privately owned and Holiday Rental Cyprus is acting as agents for the owners or their representatives. We do not accept any liability for death, personal injury, loss, damage or inconvenience from the provision of these holidays, where due to neglect, act or omission of any other company, firm or individual or the employees of the agents thereof.
Please note that while every care is taken in choosing the photographs and compiling the descriptions and specifications on the web-site, they are meant as a guide only. Whilst we are committed to providing the best possible service to our customers, Holiday Rental Cyprus will not be held responsible for errors or omissions and no warranty is implied or given. All photographs, specifications and prices are subject to change without notice and photographs may be digitally altered and / or cropped for performance reasons.

Holiday Rental Cyprus reserve the right to visit the property at any reasonable time to undertake essential repairs, maintenance, pool cleaning, gardening and house-keeping.

Construction Works
We undertake to notify our clients as soon as we become aware of any construction activity which may affect their enjoyment of a rental property. However, Holiday Rental Cyprus will not be held responsible for construction work carried out by third parties, in proximity to any of the properties on this website. We are not notified in advance and are not involved in the planning of these works. In most cases, we are in no position to prevent, or demand cessation of any construction.
